1. Fully Managed. We collect the rent, arrange repairs and maintenance, and handle every detail of the tenancy. Includes marketing, professional referencing, tenancy agreements, full inventory, monthly Faster Payments, regular property inspections, serving of legal notices, and end-of-year landlord statements.

2. Premier Rent Guarantee. Guaranteed fixed monthly rental income: pay landlords up to 12 months in advance. Receive rent even if the property is vacant or the tenant fails to pay; we cover and manage any eviction process and court costs.

3. Rent Collection. We locate suitable tenants, undertake thorough referencing, and collect rent for you each month. Includes marketing, viewings, tenancy agreements, full photographic inventory, and Faster Payments to your account.

4. Tenant Introduction Only. We market the property, conduct accompanied viewings, screen and reference tenants, prepare the tenancy agreement, set up direct standing orders to your account, and check the tenant in. From that point you manage the rest.

A named contact at your local Bernards office, with email and phone updates whenever something changes: viewing feedback, offers, maintenance, the lot. We don't go quiet between milestones.

We price every property against current local market data, photograph it properly, and advertise across Rightmove and Zoopla. If a property has been overvalued we will say so, and for long lets we review the rent every six months so you are not leaving money on the table.

Yes. Our Premier Rent Guarantee pays you a fixed monthly figure regardless of whether the tenant pays or the property is empty between lets, with the option to receive up to twelve months upfront.

We are ARLA Propertymark members with Client Money Protection cover. Rent passes through a ringfenced client account and deposits are held with the DPS. Many of the team hold their full ARLA qualification too.

We are an estate agency as well as a letting agency, so when the time comes to sell you keep the same point of contact. Our sales progression team handles solicitors and chain management directly, which is the part that usually goes wrong elsewhere.
